The Holiday season can be a good time to put your house up for sale if you are prepared for some of the unique requirements.

  2. Serious buyers have fewer houses to choose from during the holidays. Less competition means more money for you.
  3. Since the supply of listings will dramatically increase in January, there will be less demand for your home. Less demand means less money for you.
  4. Houses show better when decorated for the Holidays. People are in a festive spirit, and the house looks great with lights and decorations. It makes the house look 'homey'.
  5. Buyers are more emotional during the Holidays, and the festive spirit will make them more likely to pay your price. They are in a better mood and more giving at this time of the year.
  6. Buyers have more time to look for a home during the Holidays than during regular weekdays. Serious buyers will take some time off work and use the time for house hunting after the shopping is done.
  7. Some people must buy before the end of the year for tax purposes. Tax advantages motivate people, and it becomes an advantage for the seller.
  8. January is traditionally the month for employees to start new jobs. Since transferees can’t wait until the spring to buy, this is a good time to capture this marketplace.
  9. You can be on the market, but you have the option to restrict showing. Specify a few days during the week when the house can be shown, and the rest of the time is off limits. This will allow you to enjoy time with family, and still market your house.
